Challenge
The existing system had failed across a large footprint and the owner had a fixed date driven by an incoming tenant. Weather exposure during tear-off was the single largest risk to the programme.
Approach
We divided the roof into daily dry-in targets so no more area was ever opened than could be closed the same day, and staged materials in advance to remove supply delays from the critical path.
Execution
Tear-off, deck repair, insulation, and membrane followed each other section by section. Debris was removed daily, perimeter protection stayed in place throughout, and progress was measured against dry-in targets rather than square footage alone.

Outcome
