Challenge

The building had recurring leaks around mechanical curbs and aging perimeter detailing, and the owner had already lived through two patch cycles that never resolved the source. Any repair plan had to be defensible, not another temporary fix.

Approach

We started with a full condition survey and core sampling rather than pricing from a walk-through. That established which areas genuinely needed replacement and which could be repaired, so the budget reflected the actual roof instead of an assumption.

Execution

Crews worked in controlled sections so the building stayed usable throughout. A single foreman owned the site: sequencing, safety, deliveries, and daily progress notes to the owner. Because the labor was ours, changes in the field were resolved the same day instead of routed through a subcontractor.

Outcome
